This project was designed for builder who owned a lot and wanted to build a spec house for him to sell off of.  We both had a lot of ideas that we brought to the table to make this a one of a kind floor plan.  It took many red lines to get to this final floor plan.  This is a full and complete set of plans. This includes electrical, plumbing and foundation plan.

TYPE: Client

PERMITTED THROUGH CITY: No

ADDITIONAL NOTES: The builder recieved an offer from a customer to build on the lot before he could start construction.  The new homeowner had their own floor plan that they made fit onto this lot.

This is the front elevation and also my cover sheet.  It has the entire specs of the house and what is planned for the build,  It calls out such things as framing, plumbing, gas, windows, paint, fireplace sizes, hardware, cabinet stain, floor covering, trim, fixtures, kitchen appliances and details on the master bath.
This is a 3D rendering with added textures, colors and trim.
Site plan on ovesized lot.
Foundation plan with callout for recess in the master shower.
First floor plan with dimensions and room designations.
Reflected ceiling plan with dimensions and locations of tray, ceilings, vaulted ceilings and pop up ceilings.
Electrical plan for each room along with exterior lights.
Plumbing plan.  Every plumbing fixture is labeled and dimensioned all the way down to a 1/16" of an inch.
Color versions of the elevations.
Color version of the side elevation.  This particular front elevation has been left with out color.  This is how a normal set of plans will be given.  The color is just for added realism to the model.
