When the lawyer finds a title problem, or the certificate of location, before the signing of a real estate transaction, title insurance, in addition to coming to guarantee any damage that may arise from the problem raised, allows the signing of the transaction in the initial deadlines. Insurance therefore eliminates undesirable delays when finalizing a transaction.

The "title defense" for the owner: the insurer will take up the case for the insured if a third party claims rights in the property. The insurer will pay all the legal costs in order to defend, in Court, the title of the insured against a third party claiming rights in said title. The obligation to defend the title of the insured person does not include any maximum amount and the expenses paid by the insurer do not reduce the amount of coverage of the policy.

Title insurance offers the benefit of a premium that is payable only once, at the beginning of the transaction. There is no renewal or other payment to be made thereafter. In addition, during a claim, the insured will have no deductible to pay.
