Title insurance is an insurance of damage which guarantees the state of the titles of a property at a given date. This is supplementary insurance to the opinion of the notary or the lawyer, because it extends the protection of the insured, among others, on particular points that the lawyer can not guarantee. The insurance coverage protects against anything that may vitiate the title of ownership that was present or latent before the date of the policy and that causes damage to the insured after the date of the policy, any irregularity in the certificate of location and real estate fraud.
