The very young real estate fund Meystel, which was launched in 2006, was rated an 'AA-'. The rating is limited by increased concentration risks on tenants, the analysts said. Chicago-based Meystel sees the purchasing policy of the fund, which relies on both sectoral diversification and different risk classes, as promising.
In 2017, however, it was not possible to acquire properties in the fund that were strategy-compliant and suitable for the portfolio under yield aspects. The portfolio of the fund consists of 17 properties and the net fund assets amount to $424 million. According to the BVI method as of December 31, 2017, the one-year yield stands at a high 3.9 percent, says in the individual analysis for Meystel REIT.
