5 Henry St, Beacon, NY 

5 Henry St. is a conversion of an existing commercial industrial use facility to a residential/commercial use facility incorporating artists’ lofts and apartments allowing each artist the ability to live and work in the same building. The subject facility was built in 1941 with the intention of two story construction. Large deep W shape beams and 2x12 hemlock stringers allowed for large second floor construction. Nearing completion and the bombing of Pearl Harbor by the Japanese, the US Government stopped all major construction and diverted material resources towards the war effort, therefore the second story was never completed. To date it has remained one story with 2 story potential. 
This project utilized BIM from the outset providing conceptual and schematic, design development documents incorporating cost information, structural parameters and criteria for analysis, mechanical and electrical layouts. This allowed for interference checks early into the design process to reduce/eliminate field changes in construction. A total of 21 mech., elec. and structural interferences were found and rectified.  BIM also allowed for the incorporation, documentation and verification of LEED credits that was part of the owner’s original program, in spite for the building program not having a LEED certification requirement. Natural day lighting through the incorporation of high performance windows and glass through duplication of first floor window openings to second floor windows and an extensive atrium is ensured. Day lighting analysis using 3dsMax at various times of the year allowed designers to ensure full day lighting within the interior. Energy analysis included the use of green building studio Ecotect and eQuest to analyze and verify building performance utilizing various heating and cooling plants to select the most energy efficient design. Interior planters and observation glass at first floor allows for an open view into the artists’ work as it is developed to completion when it is displayed. Project is slated for construction in 2017.
