    LS&A provided architecture andinterior design services for the renovation of a relatively new but mostlyempty office building. The office building, located in Back Bay, Boston, wasin need of a quick lease up on a small budget. LS&A worked with thebrokers, property managers and asset managers to determine a plan for therenovation to make the building more appealing. The task was to warm up andfreshen up the lobby, demolish walls that blocked the views in Tenant spacesand replace worn out common area finishes and lighting. The piece de resistancewas turning an unused outdoor space into amazing outdoor garden and terrace. Weselected plants, planters, furniture and created an urban oasis that enhancedthe rental rate for the adjacent space. Ourscope of services included: Programming, Space Planning, Design Development,including the Selection and Specification of new Furniture, Construction Documents,selected vendor Bidding, Construction and Installationobservation/administration, and Punch List.

    LS&A provided architecture andinterior design services for the renovation of an industrial warehouse inCambridge near Kendall Square into an office building. The challenge was how to make an entryexperience for both pedestrians and drivers who parked in the basement of thebuilding. When LS&A first visitedthe building, all of the occupants entered through the emergency exit stair, orthrough the garage. It was unclear howto enter the building from either location. We added a little brick building to the Rogers Street side of thebuilding that served as lobby, entry and emergency egress. The brick fit inwith the original building, but the windows, lighting and signage gave it anupdated and attractive image. The garageentry was solved by changing the entrance to the passenger entry to face thegarage and then by adding lighting canopies overhead, and embedded lighting andfloor material change below, established a walking path that could also handletraffic. The strong visual elementoverhead organized the space and made the garage entry experience almost aspleasant as the street entry. Our scopeof services included: Programming, Space Planning, Design Development,Construction Documents, including coordination with Engineers, selected vendorBidding, Construction and Installation observation/administration, and PunchList.
